Jay, living there has not presented you with insurmountable problems. Carpet moths and irritating bailiffs letters have not destroyed your partner's mental health, her response to them has. If you had treated the carpet moths with a few cans of spray they would have gone, sitting back and waiting has made the problem worse and it sounds like you are fishing for leverage against your landlord. They are absolutely not responsible for repairs outside of the flat as anyone who has ever bought a new build will know that they are rarely repair-free environments. HMO - Do I need to register?

Sounds like a 257 HMO to me (older conversion), it does not require licensing. 257s are only called HMOs because they didn't know where else to put them. If either of the rental flats has more than 5 (non family) occupants they can still be licensable individually.... Read More

Generation Rent are more reliant than ever on the PRS

That's great, 61% can purchase the home that they would like, and over half in London! I don't know what they are worried about. Not being prepared to sacrifice location or type of property that they live in says a lot. 30 years ago it was not so different, most of my peer group moved to cheaper areas to achieve home ownership, sacrificing career progression or choice to settle somewhere, others stayed in London and raised kids in cramped conditions despite bigger salaries....
