New EPC rules set To upset the PRS as well as me!

Well time for an update on problems faced with obtaining a new EPC rated high enough to be able to continue letting a flat in an well maintained 200 year old mixed commercial building. I wasn't keen on changing recent wall heaters for a central heating system, so I contacted the original EPC assessor to enquire how I could raise the score sufficiently without having to rip out the fairly new thermostatic timed electric wall heaters. The assessor was really helpful and even ran a couple of trial EPC's to see how certain changes would effect the overall score. It panned out that sending a receipt for recent double glazed windows (post 2002) and putting extra hot water insulation on a cylinder tank was enough to elevate an F rated EPC to a more acceptable E rating to allow for continued renting. That is an interesting solution Ken to the drawbacks of the deposit schemes. From your post it's clear your on top of vetting procedures to minimise the risk of problematic tenants. We are trying something similar at the moment with one of our properties having just signed up a tenant with no deposit but with a home owning guarantor tied in with the added safety net of a relatively inexpensive tenant insurance scheme. The tenant also has to pass the added vetting of the insurance. We will see how this pans out.... Read More

Just for clarification anyone can attend court to have their day with Money Claims Online. MCOL can be used on less complicated claims ie hearings that are scheduled to take less than a day. MCOL hearings are slightly less formal and there is the added benefit of no real chance of getting saddled with larger costs such as the other parties legal representations.... Read More

While I appreciate the logistics in finding an making tenants pay, other avenues such as through the money claim online small claims route can be fruitful and relatively inexpensive. I have found county court judges to be very fair in their overall assessments.... Read More

Hi Wanda, you may also wish to speak to a Domestic Energy Assessor as EPC calculations have recently changed again. He could help you to see how calculations for each option effects your overall ratings.
