LLCR, the Landlord Compliance Register, has been named a finalist in four categories at the Property Week Tech Innovation Forum & Awards 2026. We launched on 1 May. Twelve weeks later, LLCR is a four-category finalist.

The three company categories are Best Governance & Risk Solution, the Legal Technology Excellence Award, and Residential Innovation in PropTech. There is a fourth, the Rising Star Award for Individuals, which is in my own name. Two finalists went through in the legal technology category, us and Simplify. The whole shortlist is on the Property Week finalists page, and the awards are on Friday 16 October 2026 at The Kia Oval in London.

I wanted to post it here first. A good part of what got shortlisted came out of conversations on this site.

What this community changed

When I launched in May, I asked the landlords here to try it and tell me where it fell short. Plenty of you did, and some of you were fairly direct about it. Three points came up so often that I ended up rebuilding around them.

  1. Several of you told me you already knew when your gas safety certificate was due, and that software telling you again was of limited use. The difficulty arrives two years later, when a council officer asks what was in place, when, and who received it. I rebuilt around that. That decision became part of the thinking behind the governance and risk submission, so some of the credit belongs to the landlords who challenged me on it.
  2. Proving service.A few of you pointed out that certificates cause far less trouble than service does. Showing what went out, on what date, by what method, and to whom, usually long after whoever posted it has forgotten. Proof of service is now one of the things the whole platform is built around.
  3. Hazard assessments. When I showed an early version of the hazard and repair feature, portfolio landlords told me bluntly that software making its own hazard assessments would be dangerous if a copy ever reached a tribunal. They were right, and I dropped it that week. It now records what was reported, when, and what was done about it, with corrections shown openly as corrections. It leaves severity alone, because severity is a matter for a qualified person.

Where things stand

More than £35 million of residential property is now monitored for compliance on the platform. The gaps found so far come to over £1 million in combined potential exposure, measured against the maximum penalties attached to those obligations.

Worth being precise about that number. It counts gaps identified and the penalties that attach to them. Nobody has been fined, found liable, or had enforcement action taken against them. In practice, it means numerous properties have a problem their landlord now knows about, which pleases me considerably more than the shortlist does.

A shortlist is a panel reading a submission, and it tells you very little about whether the software saves you twenty minutes on a Tuesday. Only you can tell me that. It does tell you that people with no reason to be generous have taken a proper look at something that did not exist in April, which may be worth something if you have held off so far because you had never heard of us.

LLCR is a compliance evidence platform for landlords and letting agents in England, operated by LLCR Technologies Ltd. Certificates, notices, proof of service and repair correspondence sit against each tenancy as you go, in a dated timeline you can export as a single evidence pack when a council, a tribunal, a solicitor or an insurer asks what was in place and when.

Two tools on the site are free and need no account, so you can judge it yourself before deciding anything. The compliance checker runs through the legal requirements for a tenancy in England in around two minutes. The Form 4A rent increase generator produces a Section 13 notice with the prescribed information completed.

Thank you to everyone here who tested it and poked holes in it. Most of that went into the product, and I owe the readers of this site for a good deal of what it now does.

One question, since the answers usually end up on my build list. What have you done properly as a landlord that you would struggle to prove if somebody asked you for the evidence by Friday?
