Inventories, the easy way

If you ask 2 different letting agents how they do inventories and condition reports, you’ll probably get 3 different answers.

The systems in place range on one extreme from None! by many landlords to carrying out detailed reports with lots of photos and notes.

Now in an ideal world, everybody agrees that the latter is the best practice – but it can take countless hours to do properly and in a busy world there is always the temptation to cut corners and hope that you will never need to rely on it to prove disrepair.

And how many times have you said to yourself down the line – “If only I’d have done a proper inspection with photos” and next time, of course you will do it differently…

We’ve looked high and low for the best solution and now use a product from our partners at Imfuna.

Every photo is geo-tagged and timestamped. Every room and defect has a dictated note. This is magically transcribed by the software into hand written notes. Any repairs are flagged. We even photograph tenants and their ID to provide Anti-Money Laundering Protection. We can even do re-inspection reports which merge the original and new inspection to provide definitive comparison reports – showing before and after pictures side by side!

Once done, you can edit online and share instantly with landlords, guarantors and tenants by email.

No more printing out long forms, filling them in, scanning, uploading and re-naming photographs!

I’ve attached an example report for you to see the results for yourself.

It seems to me that this software could also be used by estate agents to provide an accurate assessment of a property which could enable more people to view online rather than attend the property.
Perhaps if every EA generated a imfuna report for the properties they market they would increase their viewings and possibly increased sales.
