Reply to the comment left by Mohit Bist at 26/11/2022 - 09:40I had a heated back & forth debate with the Council. The end result was that I made the application in my name, but the Council awarded it to...
Had this email from LCC on Thursday (the bad typing & spelling is their's) : Your application submitted through the Liverpool City Council Online Portal has received comments which require your attention. The new Council Comment that was added was:...
Slightly off topic but I had an interesting experience with a Guarantor. Tenant in arrears & I had Rent insurance. The lawyers they engaged pursued the Guarantor, but the Guarantor said he was only vaguely acquainted with the Tenant. Legal...
My understanding (from my LA) is that the scheme starts on 1st April, but the compliance conditions have not yet been confirmed. They have told me that a single family let MAY need to comply with the HMO standards (fire...
You state "the said agency terms and conditions merely say if tenants stay on there would be a renewal fee". All you can do is negotiate on the size of that fee. Is that stated anywhere? You can use what...

I was going to suggest let it roll into a Periodic but that avenue gets blocked off. My LA has in the past suggested a £15pm rent increase for a new 6 month tenancy. But they would charge me £125....

Doesn't it depend upon a legal definition of re-mortgage? If it means re-finance then the LL is right. If it means moving from one mortgage to another then ME are perhaps right although it isn't a purchase as such if...
I went through a period where 3 of my tenants were late at the same time, but did pay during the month. I didn't say anything to them. Within a few months they had sorted themselves out & regular payments...
I recall a Landlord exhibition where the Dog's Trust had a stand. Apparently 46% of tenants have a dog. A large chunk to ignore if correct. Some tenants damage a property, some have a dog Go with the flow. .
