Landlord since 2000. Own 4 properties, rent 3. Selling one and the others as Tennants leave on their own accord.
Still part time working at 69 (self employed) and still over paying Tax to HMRC.
Wishing to sell up now, and live in a country, where I am treated best.

The way things are going, i expect the tennants to vote for the death penalty in every case, soon. Some landlords faced with outrageous fines of £40,000+ may even take their own lives, and I can already hear the likes...

What about the windows? DG windows will help achieve a better EPC. Also its important to show how the room in the loft is well insulated. You must show somehow that it is up to current building insulation standards. You...

Hi, Unless you are in East London, Newham it's probably best to contact someone more local to you. Petrol is expensive! However my email is .. [email protected] If you are near city airport, i can do an EPC for you...

I took the rdSap v10 course to try and get a handle on how the EPC assessment was conducted. It was very interesting. Firstly, yes there are a lot of dubious areas where you would think the EPC final rating...

Reply to the comment left by Christopher Lee at 14/12/2025 - 11:43Looks like many landlords and tennants will be dealing with cash and gold and silver coins in the future, and no records of rents paid. I wonder if someone...

Reply to the comment left by Kate Gould at 13/12/2025 - 09:13Using an Escrow service is NOT rent in advance, its NOT rent to an Estate agent or manager either. Its a legally agreed contract between two parties where funds...

Fortunately there is an easy workaround folks, to this stupid rule! What I suggest is that you (the Landlord) and the Tennant(s) agree a thrid party holds the large deposit/rent in advance. This is known as an Escrow service, and...

Now we know that it's Labour who are pushing this agenda, and the Ex CEO of Shelter has now received her reward for helping labour's mission to exterminate the PRS landlord, and has been given a seat in the house...

So assuming the Uniparty get in power again, and they agree with the Greens and abolish landlords. I think two things will happen. Landlords will sell up, but not to the open market. They will sell to the housing corporations,...

Yes it's true GlanAAC. The initial costs will always be born by the Landlord in taking legal action against a bad tennant. However the legal costs incured can be added to the rent arrears, and all the other costs in...

Well the only correct advice is to seek proper legal advice from a legal expert on property & landlord issues. Having said all that, as I understand it, you can't evict anyone yourself. You must first get a court order,...

The govenment reshuffling will change nothing in our favour because these MP's all follow the uncivil service WEF agenda and follow the party line. They will keep hating the private landlord, and anyone who is trying to better themselves and...

HMRC have some rules about tax avoidence. Strict UK anti-avoidance rules, and improper use can lead to significant tax consequences and fines. If there is any justice in this 2 tier Starmer govenment, she should be investigated for tax avoidance,...

I dont blame you for leaving the PRS. Seems LL's are being forced to leave by the uniparty. I hear rumours on YouTube that they intend to end the UKP and steal our savings by using new legislation to make...

I wish you luck! You will need it, if or when the current tennants stop paying rent. Unless you plan to give your 6 houses away of course. Maybe your inheritors will have the pleasure of using the S8 and...
