As the Renters (Reform) Bill heads back to Parliament, the proposals have led to criticism from both renter campaign groups and the National Residential Landlords Association (NRLA).
MPs will debate the Bill today with 122 pages of nearly 200 amendments to debate and agree on.
But while the NRLA says the Bill is a fair compromise, with the abolition of Section 21 'no-fault' evictions and new protections for tenants, like a Decent Homes Standard and a property portal.

The Lettings Industry Council (TLIC) is urging a new approach to tackle the housing crisis in England.
It argues that the current method, with separate policies for different housing sectors, has failed.
In a new briefing, TLIC proposes an overarching policy addressing all housing tenures, including private rentals, social housing and homeownership.
It emphasises collaboration between tenants, landlords, property agents and the government.

Renting may negatively impact a person's overall well-being as tenants experience a lower quality of life, higher stress levels, and less hope for the future compared to homeowners, a survey reveals.
The research from Zero Deposit, comes after 1,005 renters and 1,005 homeowners in the UK were polled by the firm.
When asked about the impact of their living situation on their quality of life, only 35% of homeowners reported a low quality of life, compared to 64% of renters.
