A tenant welcome pack can help your tenant relationships get off to a great start.

Have you ever had a tenant contact you with unreasonable or minor requests that then escalate into much bigger issues, or just create tension between you?

Setting out expectations upfront is a great way to ensure your tenancy runs smoothly.

You can also let them know upfront who the utility providers are, where the stop cock is, who to contact in an emergency and more, giving them a great first impression when they move in.

I look after rented property
I frequently come across the following
No idea where the stop cock is or if it works (over 50% are seized and often the street one is also seized)
No idea how to get the CH working, top up a combi boiler or activate it if the gas has been off
No idea how to program the HC timer and no instructions within the property
No idea where or how a thermostat works
No idea who the meters are supplied by and how to get power and gas back on
If a garage was included and where its located ( I have also come across houses where the landlord wasn't aware they had purchased a garage with the property)
No instructions for a gas/electric cooker that wouldn't work unless you initiated the timer (standard on lots of cookers)
No idea what day bin day was or where the bins should be left
A property with a solar water and electric system with no instructions or knowledge of how to use the power generated
etc etc etc

In my experience tenants never read any information on the property you give them at the start of a tenancy.
