We are witnessing a significant rise in the incidence of some banks refusal to offer new or extended terms to commercial loan facilities. In extreme cases, some banks are demanding early loan redemption. This often leaves the borrower with a major headache in a market where commercial lending is restricted and competitive alternatives are not immediately apparent.

There is no doubt that some banks are ‘shoring up’ their liquidity positions by not lending as broadly as they have done in the past. However, some lenders are very much in the market and the skill is to source those lenders who have an appetite to lend. It is key to present a proposition in a robust manner and, importantly, directing the proposal to the underwriters making the decisions, rather than the local manager who probably has no discretion in these matters. The Property118 research team were kept incredibly busy over the first few months of 2012 analysing literally thousands of websites which offer services to landlords and property professionals. The results will were promoted in our eNewsletters (weekly distribution > 500,000) for the benefit of our subscribers and were Search Engine Optimised to appear in Google searches.

The starting point for this exciting endeavour was the 275,000+ businesses listed in our Property Services Directory. With this being such a large number and our readers generally preferring to deal with local businesses we decided to break the awards down to Counties as opposed to giving only one National award.

There was no entry fee, no expensive awards ceremony to attend and no price for winners to pay for displaying our awards logo on their website. Unlike other awards we were not be influenced by advertising revenue, simply the quality of the websites we reviewed.

We judged websites offering the products and services in the following sectors /professions, all of which are used regularly by landlords and property professionals:-

  • Commercial Finance Brokers
  • Electrical and PAT testing
  • Gas & Heating Engineers
  • Letting Agents
  • Mortgage / Finance Brokers
  • Plumbers

Judging decisions were be based upon a combination of powerful analysis algorythms and human experience including the following:-

Website Popularity – calculated using a combination of average daily visitors, average time on site and average page views per user visit.

Links – the number of other websites linking in to content or functions such as quotations or bookings

Contact – we short-listed three businesses in each profession and County and a member of our team endeavoured to speak with each short-listed business prior to the final decision being made.
