Smug landlords win seal of approval from tenants

Landlords are not the heartless profit seekers exploiting vulnerable tenants in shoddy housing that they are often purported to be, according to new research.

In fact, most tenants are more than pleased with their rented accommodation – with almost 8 out of 10 telling the National Landlords Association (NLA) that they are satisfied with their homes (79%).

The findings also revealed that most tenants are more than happy to stay in their homes as nearly half (46%) have lived in their property for four or more years and a quarter (24%) have stayed put for between two and four years.

More than a third (36%) still live in their first rental property, while the two-thirds (64%) who have moved from a rented home mostly chose to do so for personal reasons.

  • More than a quarter wanted larger or smaller housing (27%)
  • 1 in 10 were relocating for work or study (9%)
  • 1 in 6 were forced to move by changing personal circumstances (17%)

Although most tenants rent because they cannot afford to buy a home (71%), 9% like the flexibility of renting, while another 9% say they can afford to rent a home that they could not afford to buy.

The average rent is £746 per month, according to the poll.

NLA chairman David Salusbury, said: “Tenants have high expectations of their rental experience and so I’m delighted to report that the majority are satisfied with their landlords. There are many landlords who take great professional strides to ensure they are doing the best by their tenants – it’s good to see their efforts come to fruition.

“The research also shows that two-thirds of landlords have not increased their rents in the last 12 months. With the cost of living increasing for everyone in the UK, it’s encouraging that many landlords are not seeking to impose an additional financial burden onto their tenants.”
