Selling a small portfolio?

Dear 118 members, I’m looking for some feedback/advice on selling a small property portfolio and would like to know how members have found the process.

We have 6 flats, 1 house and a shop as well as the freeholds, all are tenanted with long-term tenants my first key question is does vacant possession make them more desirable to the portfolio purchasers or are they more appealing to them tenanted?

Have readers found them to offer a fair market price or do they behave more like the quick cash sale brigade with insulting offers? Would members advise against using them and selling them individually through an estate agent with vacant possession?

I sold 2 flats both not through a portfolio seller as would have lost out financially if I had done so even paying estate agents commission.
Sold 1 on the open market through an estate agent (selling commission charged) and the other to the Local Authority (no selling commission).

If any of your flat are ex-LA housing stock contact the LA as they all have budgets to buy-back previous housing stock. You do not need to have bought directly from them, I didn't.

My husband and I have a portfolio of seven, freehold, terraced houses in NE LIncs that we are also considering selling. All tenanted, with good tenants and kept in good repair. If there are any investors out there who may be interested please contact me. This is not a desperate sale, just a plan to decrease our portfolio a bit.
