Welcome to the “Property Maverick” Blog; a fortnightly blog about the life and times of a property entrepreneur.

Am I successful? Well success means different things to different people, so I’ll tell you a bit about myself. Not as a trumpet blowing exercise, but for you to decide whether to read my articles. Despite leaving high school more years ago that I care to remember, without any O level’s. I currently own over 80 properties averaging at less than 70% loan to value, as well as having completed several overseas property developments.

Why have I called my blog property maverick? Well maverick because some might argue my property investment techniques are sometimes unorthodox. My answer to that would be value investing is never unorthodox; it just makes good conservative sense. If you look after the downside the upside in time will take care of itself. Let’s not forget the world’s most successful investor Warren Buffet is also a value investor, but more on value investing later.

Did the success happen overnight or over a short time frame? No, it’s been a long journey, full of ups and downs, and some property nightmares in between. Nothing can be achieved without attending the School of Hard Knocks; the school of perpetual graduation!

My property journey over the last 12 years has been a fun one. I emphasis the FUN as it’s important to have fun in whatever you do. If you aren’t enjoying something then why are you doing it, it’s time to change. Remember the definition of insanity is doing the same thing year after year and expecting different results. Also remember that time is more precious than Gold. Time once lost is gone forever, so don’t waste it!

I may not have seen the “Attack ships on fire off the shoulder of Orion, or watched the C- beams glitter in the dark near the Tannhauser gate” (Blade Runner movie extract).

It’s all free advice and I emphasis the FREE as this is not some intro or lead in to some expensive property course. I sincerely believe in life you have to give to receive and the giving starts the receiving process. Neglect the giving and the receiving will be limited.However, on my property journeys I have lived a life of many lives. Like seeing a sun rise whilst standing on the roof of Africa or being chased through the streets of Istanbul by Kurdish gangsters in the wee hours of the morning. I was once trapped and surrounded overnight on a river bank by a herd of Hippo’s. Good job there was 3mm of Nylon tent fabric between me and Africa’s most prolific 2 ton killers. Scary stuff indeed, and a good job I had an empty cola bottle with me that night
It is my intention to make this blog both light hearted, fun and informational. So expect plenty of mad cap and hair raising property stories to follow. I will also convey to you all my property knowledge, strategies, do’s and don’ts and much more besides!

Also, unlike some so called property guru’s that only tend to come out of the woodwork during property boom times; I have achieved better investment results in the current property downturn. In fact, in the last 3 years I have doubled the size of my property portfolio and more than doubled my property income.

Let’s face it, making money in the boom times is not rocket science. However, in the down turns it can be. So how did I achieve this? Well this and much more will all be revealed in my fortnightly property blog.
But if you are looking for some get rich quick scheme, then property is not for you. Any get rich quick scheme that sounds too good to be true normally is. True investing is like farming; you plough, you sow, you water, you tend come rain come shine, and then one day you reap the reward. Good things always come to those who plan, take action and wait!

So who am I? Well my name is Kelvin and property really is my game! At age 47 I do not confess to know it all or have seen it all or have done it all. I am still learning myself and have made many costly investment mistakes along the way. Mistakes that you can learn from without the tears, without the pain!
Never stop learning, to be more you must know more; knowledge is power! So always read a lot of property, business and entrepreneurial books, no one person has all the answers. I also believe the best is still within all of us and the best is yet to come. All you need is some FAD, Faith, Action and above all Determination!

Hi Kelvin. Looking forward to hearing more! Can you include ideas on a small budget? I think some of your subjects will do this having looked at the titles but I'm sort of "starting again" and want to invest my pot properly this time. HMOs are great but they weren't strategic! I want to have some fun with property for once.

Hi HMO Land lady - Thanks for your comments. In the next blog there will be lots of property facts, figures and more funny stories. It's good to note that a varied portfolio from houses to apartments to HMO's; creates a good balance between rental income and capital appreciation. This helps to ride our UK economic waves. Always think long term not short term. Capital appreciation should be looked upon as the bonus or cherry on top that is attained over time.
