I occasionally hear about FREE services for landlords, and I’m now in contact with a company that provides two free services that could benefit many landlords:

  • Room in roof insulation
  • Free central heating boilers

The room in roof insulation is for properties with an attic room.  The company will come and insulate the vertical walls, the angled ceilings, and the horizontal ceiling (under the roof apex), all completely free of charge.  If the attic room does not have roof space access hatches, the company will cut hatches into the wall/ceiling so that the insulation can be added, and they will then seal up the hatches with plasterboard, ready for the landlord or tenant to skim and paint over.  There are no tenant qualifying criteria.

The free boilers are available to tenants who receive qualifying benefits.  This is mainly tenants receiving Child Tax Credits, disability benefits, or in receipt of pension credits.

My “not for profit” company receives a small introducers fee for each successful referral, and this helps to pay for the two Support Workers that we provide to our more vulnerable tenants.  We receive no government funding for our support workers, so every penny helps.

What's the qualifying criteria for the 'room in roof insulation'?
Does the loft space need to be used for actual living space ie as a bedroom etc?
Does it cover the Bristol Area?

Hi Robert,
I have 2 flats in Brighton which have only got electric storage heating radiators and wish to update them to Gas Central Heating Are there any grants available at the moment. Both flats are occupied by Housing Benefit tenants whose rents are paid direct to us.

The company is based in Staffordshire, so their business is mainly operating in the Midlands and Yorkshire areas, but they have stated that they can travel to anywhere in England if there is sufficient work to make it worthwhile. This means that if they have several enquiries from a similar location then they can bundle these together and arrange to do them all as a batch. So in this way they are able to cover the whole of England.

The free boiler scheme is for people who already have central heating, but their boiler is either inefficient (usually over 5 years old) or faulty. The qualifying criteria is that the tenant (or someone in their household) has to be in receipt of Child Tax Credit, Pension Credit, or certain disability benefits, e.g. Disability Living Allowance, Personal Independence Payments, Attendance Allowance, or Employment Support Allowance ("support group" rate). Simply getting Housing Benefit is not sufficient, they would also need one of the other welfare benefits.
