RLA Property Repairs Course

Understanding which repairs a landlord is responsible for can be a complex area. Standards in rented accommodation vary greatly, along with expectations, and it is often the issue of repairs that can make or break a landlord/tenant relationship. Awareness of which problems you are obliged to put right, and what you can expect of your tenants, makes for easier management.

This course will explain what a repair is and break down the key pieces of legislation so that landlords and agents will have a clear understanding of their obligations. It will give delegates an opportunity to discuss those grey areas; do you have to repair the broken shower? Do you really have to unblock the toilet? It will also iron out exactly what we can expect of our tenants in return and what extra steps you need to take to satisfy HMO regulations.

Course Content:
Understanding the numerous pieces of legislation on repairs and where they overlap.
Opportunity to share what problems you’re encountering, and what is expected of you as a landlord/agent.
What difficulties you might encounter and what action, if any, a tenant can take against you.
How to protect yourself and your business.
Opportunity to discuss those ‘grey areas’.
What does ‘Tenant like Manner’ actually mean?
How to go about getting access and what to do with those tenants who are threatening to withhold rent and asking for alternative accommodation.
Identifying which properties need to comply with HMO regulations and understanding what that means to the landlord.
