Deed Poll name change eviction?

I have a tenant I would like to evict. However, I have recently been informed that the tenant changed their name by deed poll, but the tenancy is still in their old name.

Can I still evict them and what is the process?

On top of that I haven’t been able to issue the new gas cert how to rent booklet and the EPC for signing, as she is avoiding me.

I am going down the section 8 route.

Can any Universal Credit boffins out there tell me how you can find out if a tenant has change to Universal Credit.

Hi Tony,

Just changing your name cannot exonerate you from all your responsibilities, obligations and contracts or everyone would do it.

However this is a new question I have not run across before and have a gut feeling the tenant will not make eviction easy so I would personally use professional services such as Paul Shamplina's Landlord Action or the Sheriffs Office.

I would address the tenant by their new name on any notice and put in brackets (formerly OLD NAME) with the name on the tenancy. It's no different from a woman using a married name.
