Unless it was in the Tenancy agreement to return the property back to it's original colour and condition when the tenants leave I would doubt the £149 extra earned would go very far in repainting their purple and black walls 🙂

I genuinely think a default "yes" position on this would help to improve tenant's attitude towards renting.
Also - it's possible to obtain tax relief on maintenance now. Repaint the place afterwards and you can reduce your tax bill.
It's the landlord's property yes, but not the landlord's home. Too often tenants are made to feel like they are paying money for a place which they are treated as an inconvenient occupier.

As both a landlord and an agent I've found that as a general rule tenants will stay longer and treat the place with more respect if you allow them to make it "home".

Lot of sense in what you say Richard, and exactly my take with my tenants. I want long term happy tenants and allowing them to decorate helps.
I had to re-carpet a property last month and the tenants told me what colours they would like - so that's the colours I went for.
