How to invest in Liverpool/Manchester as a Londoner

Dear All, I live in London and have my property investments in London and I also work in London.M6

Given the current property market in London is going through difficult times especially with low yields and high prices and strict BTL lending criteria, I am tempted to look North (Liverpool/Manchester etc.), where the prices are still affordable with much better yields than London.

But the challenge I am faced with is, the distance and the general market knowledge (I could work on this).

Can the readers suggest options to invest in these areas for someone in my situation?

I invest in Leigh, Lancashire, (which is between Manchester and Liverpool), with the help of a local letting agent who was brought up in the town and is Gypsy stock (his words) so knows all the bad boys. Because I have met him many times I am able to have confidence in his local knowledge and also in him personally.
It is very possible to invest at a distance as Mark Alexander demonstrates but I would suggest a visit to the area and a face to face meeting with local agents is vital.

I have lived most of my life in Manchester. I have invested in Manchester and also in the Midlands despite having a hectic job as a cardiologist. I have helped an overseas investor from making some horrendous mistakes. I'm sure you can invest from a distance. Having a trusted local person helps lot. Good luck and all the best.

Totally agree - nothing like being in person. I guess, few initial visits followed by using the service of someone trusted probably is the way forward.
