Third illegal eviction costs landlord £4,500

Landlord Mohammed Khubaib needs to change his ways and stop illegally evicting tenants or he’ll end up in jail – according to his lawyer.

The warning was voiced to Peterborough magistrates hearing Khubaib’s third case of illegally evicting a tenant.

Khubaib, 40, admitted the offence, and was fined £400 and ordered to pay, £1,265 costs and £2,890 compensation to his tenant as compensation.

Solicitor William Powell told the court he had strongly advised Khubaib to get out of letting property following two similar convictions.

“This has to be the end of it. He is running too many risks because he simply can’t grasp all the things he is supposed to do, like the regulations and laws of letting,” he said.

“If he doesn’t listen to the advice then he will inevitably go to prison.”

Khubaib runs Beehive Property Management in Peterborough. He let a house to Miss Vita Juknaite. She went on holiday for two weeks, paying the rent in advance.

While abroad, she was in a serious car crash and could not travel for two weeks due to her injuries.

Juknaite contacted Khubaib to explain she would return two weeks later than expected and arranged for a friend to look after the house for her.

The friend visited the property and found a sign in the window saying “Police arrest”. The friend also saw Juknaite’s belongings were bagged up for removal.

On her return to her home, Miss Juknaite found the locks changed, a new tenant had moved in and her furniture had gone.

Joanne Fowkes, housing enforcement officer for the council, said: “This case should demonstrate that illegally evicting someone is unacceptable and there are procedures which landlords must follow. Tenants have a right to feel secure in their homes.

“Mr Khubaib did not follow the correct processes and that was unacceptable.”

Why is it that semingly none of these illegal eviction circumstances ever seem to involve an English surname!?
Not even Rachman!?
It's a rhetorical question.
I cannot remember however the last time I saw a LL called Smith or Jones involved in such illegal activity.
Perhaps there is an ethnic bias towards criminal behaviour in the LL game.
It certainly seems to be the situation based on reported cases
any thoughts anyone.
Surely there must be some good old criminal Ango-Saxon LL out there.
They never seem to make the court cases though if they are out there; funny that!?
