Can my leasehold tenant do that?

I own the freehold to a residential property.

The tenant occupies the property under the terms of a lease dated 27th May 1895.

He has made structural alterations without landlords’ consent.

I have checked my copy of the lease between us, and there no mention at all about seeking landlords’ consent for structural alterations. Can my leasehold tenant do that?

Before taking the matter up with my tenant I really need to know where I stand, and what are my rights and remedies.

Any help from you lovely people at Property.118 will be appreciated.

Given we're almost 120 years in, is this a 999 year lease?

If so, the lease is probably just for the ground (as in ground rent) and may be of the order of 30 shillings a year or somesuch, and I'd be surprised to see any requirements for freeholder's consent, although if there were, it would probably say something about not to unreasonably refuse.

I have had a lease where landlord consent was needed and it came with a charge/cost.

However it was clearly stated in the lease agreement.

My guess and it is a guess would be, if it is not in the lease then consent is not needed.

If you know exactly how old the property is, then it may answer 'some-one' 's suggestion.
But you have said you own the freehold to the property, and not just freehold to the ground...
....but still, you might be able to infer something for the age !! ....?
